The present Old Mill House has been used as a successful recording studio for a number of years and has hosted a variety of famous rock bands. The actual house dates back mainly to the 17th Century but records show that the building has occupied this site for much longer. It is a large house which has been extended over the years and totals approximately 7,500 sq. ft.
The accommodation is in a specific layout for both the recording studios themselves and accommodation for visiting bands. A purchaser could well continue its current use or explore other possible options subject to the necessary planning.
In addition to an attractive house there are pleasant grounds and about 2,000 yards of single bank fishing rights on the renowned River Monnow. The river has an excellent reputation for trout and grayling. Since the installation of a fish pass downstream in 2009, Salmon are beginning to spawn again in the Monnow.
The former Coach House is to the rear and comprises of an Artist’s studio, a gym and studio storage. There is also a galvanised iron wood shed (which could be used as a garage) and a stone built litter bin store.
The property benefits from a Certificate of Lawful Development allowing the siting of a temporary dwelling up to 22ft x 65ft for additional accommodation within the curtilage. Electricity, water and a separate septic tank are currently installed along with additional power to a hot tub.
Gardens and grounds
