SUMMARY
History: Originally built as a rehearsal space for nearby Rockfield Studios, the two properties became separate entities back in the 1980s. Howver, despite their close proximity they have had no association since. Before becoming Monnow Valley Studios, The Old Mill House was a Fishery & Country Club known for its excellent trout fishing. It has been a guest house for approx. 70 years and its title deed dates back to 1600s.

Situation
Monnow Valley Recording Studios  is situated amidst undulating countryside on the borders of Monmouthshire and Herefordshire. The historic town of Monmouth is within 5 minutes drive, whilst Abergavenny, Hereford and Ross-on-Wye are within 30 minutes. London 2.5hrs.
The A40 runs through Monmouth giving easy access to the national motorway network, Bristol and Birmingham.
There are inter-city rail stations at both Newport and Bristol Parkway, and international airports at Birmingham, Bristol and Cardiff.
This area of Monmouthshire is an area of outstanding natural beauty and is consistently voted among the top 3 happiest places to live in the UK.  Recreations include fly-fishing, golf, walking or riding in the Forest of Dean, racing at Hereford & Chepstow.
Monmouthshire is home to many top restaurants (including The Crown at Whitebrook, The Walnut Tree and The Hardwick) and is considered a foodie’s paradise with the UK’s biggest food festival, Abergavenny Food Festival, taking place in September every year.

The Property
The present Old Mill House has been used as a successful recording studio for a number of years and has hosted a variety of famous rock bands. The actual house dates back mainly to the 17th Century but records show that the building has occupied this site for much longer. It is a large house which has been extended over the years and totals approximately 7,500 sq. ft.

The accommodation is in a specific layout for both the recording studios themselves and accommodation for visiting bands. A purchaser could well continue its current use or explore other possible options subject to the necessary planning.
